2) Purchase:

We review the property and make recommendations to enhance rental returns
We manage the buy-to-let property to maximise yield and minimise void periods
We offer a property maintenance service and use only pre selected and accredited partners
We manage and facilitate gas safety checks, EPC certificates, and deposit protection.
We conduct periodic checks on the property and advise on maintenance requirements
We are able to offer these services at a significant discount to local agents.

3)Relocation Service:


  1. Crestwood Property Search provides a relocation service to our clients for either a Property to Rent or Purchase

  2. Additional to the registration fee of £500, 1.5 % of the purchase price will be payable on a property that you exchange contracts with to purchase. Or one month’s rent will be payable on rental property. The fees charges will remain payable if the client or any connected person to the client purchases or rent a property that Crestwood Property have introduced to you. This will include all property introduced to you by ourselves, directly or indirectly, or from any firm of Estate agents with whom we have regular contact. Or via agents or individuals whom we have negotiated with on your behalf. A connected person includes but not exclusively, any of the following: A partner or a relative, a work colleague, agent or business associate, close friend or a body corporate or a trust in which you have an interest

  1. Should you decide not to proceed with a transaction after offers have been accepted but prior to purchase or prior to signing a tenancy agreement, we reserve the right to charge an amount for costs incurred and an hourly rate of £30 hour for spent time.

  2. A fee of 2% above the base rate of the Bank of England will be charged on any outstanding invoices after 28 days of invoice.

  3. At this point VAT is not payable, however if we register for VAT during your contract we will notify you immediately and VAT will then be payable under this contract

  4. You will agree to pre pay us of all disbursement if applicable, which the client has asked us to carry out of their behalf.

  5. This agreement is for a period of six months, we have the right to charge a further Registration fee if this agreement continues beyond the initial period. However if we do so the amount payable under point 4 on exchange of contracts will be reduced accordingly

  6. Crestwood Property provides individual reports in good faith which are solely for your guidance.
    We therefore can not accept responsibility for estate agents particulars, or the conduct or actions of any local suppliers or providers of professional services. All purchasers or tenants must satisfy themselves and we strongly recommend you obtain professional legal advice and other services. Such as Surveyors, valuers and other specialist. Crestwood Property Search does not act as a substitute for theses services.

  7. This agreement is governed by the English Law and is subject to the exclusive jurisdiction of the English courts.

  8. Familiarisation tours of the area:

•Half day - 3 hours £200

•Full day - 5 hours £320
